I would like to reitterate some of what Robert has already said.
"White labeling" is a term which gets thrown around these by many systems, many of which are unable to offer any degree of customisation other than a couple of asthetic changes.
Templates sites often (but not always) have editable areas.
Co-branding should by definition be a joint effort between the site owner and the service provider whereby they create a custom brand to be used throughout the site which has been made to the clients own design requirements.
Niche sites are naturally sites which target a niche market - this being a focused subset of a market sector. Niche sites therefore should be targeting an audience which is not targeted by mainstream sites.
By promoting pre-defined niches you run the risk of promoting something which is either already mainstream, or will become mainstream in the near future. This is no longer a niche market.
